Double Trouble: Avoid Duplicate Listings on PropTx MLS®!
Rule 3.10 is here to keep your listings clean, clear, and compliant.
It’s simple: One listing per trade function, per Seller, at a time—no duplicates allowed!
Whether it’s Sale vs. Lease, Furnished vs. Unfurnished, or Owner vs. Power of Sale, this rule helps keep the MLS® System accurate and easy to navigate. Commercial listings? There’s a bit more wiggle room—but clarity is still the name of the game.

Rule 3.10 - Only one (1) MLS® Listing for any one (1) trade function signed by the same Seller may be placed on the MLS® System at any one (1) time. The following are examples of what are considered separate trade functions under this Rule:
a) Sale/Lease;
b) Furnished/Unfurnished; and
c) Sale by property Owner/Power of Sale.

Rule 3.10 - Only one (1) MLS® Listing for any one (1) trade function signed by the same Seller may be placed on the MLS® System at any one (1) time. The following are examples of what are considered separate trade functions under this Rule:
a) Sale/Lease;
b) Furnished/Unfurnished; and
c) Sale by property Owner/Power of Sale.
- This Rule is often in violation when a Listing is not terminated on the PropTx MLS® System and a Seller signs a Listing Agreement with another Brokerage who proceeds to upload a second MLS® Listing to the PropTx MLS® System. As the first Listing is still active, this would violate Rule 3.10.

Rule 3.10 - Only one (1) MLS® Listing for any one (1) trade function signed by the same Seller may be placed on the MLS® System at any one (1) time. The following are examples of what are considered separate trade functions under this Rule:
a) Sale/Lease;
b) Furnished/Unfurnished; and
c) Sale by property Owner/Power of Sale.
- It also must be noted that this Rule does not apply to instances when a Property is listed with different features. It may be listed twice, one with furnishings and the other without or one with parking included and one without. It is not a breach if it has a different price.

Rule 3.10 - Only one (1) MLS® Listing for any one (1) trade function signed by the same Seller may be placed on the MLS® System at any one (1) time. The following are examples of what are considered separate trade functions under this Rule:
a) Sale/Lease;
b) Furnished/Unfurnished; and
c) Sale by property Owner/Power of Sale.
- For Commercial listings, the types must be different which is distinct from uses. It also must be zoned for those commercial types and uses it is listed as, if not, it would be a breach of Articles 3.01 and 3.02 among others.
- For Commercial MLS® Listings, up to three (3) Property types are permitted on the MLS® System at the same time. Properties with both Residential and Commercial uses may be listed in both Residential and Commercial classes.
- Properties with both Residential and Commercial uses may be listed in both Residential and Commercial classes.

- In addition, under Power of Sale, unless there is an Order preventing the owner from listing and attempting to sell the Listed Real Estate, there can be two (2) listings with two (2) different Seller’s Listed.
